Bahria Town, one of the largest real estate developers in Pakistan, announced the launch of Bahria Town Peshawar over a year ago. Malik Riaz, the visionary behind Bahria Town, created significant buzz by revealing that land for the project had been purchased and that efforts were underway to secure the necessary NOC (No Objection Certificate). This announcement set the real estate market abuzz, with dealers and investors eagerly anticipating the launch of another prestigious project under the Bahria Town brand.

Following the initial announcement, Bahria Town Peshawar released registration forms, which quickly became a hot commodity in the market.

Authorized dealers and real estate agents purchased these forms for Rs 75,000 to Rs 80,000, and they were later sold to end-users for Rs 90,000 to Rs 100,000. The market perceived these forms as a dual-purpose asset—both a booking and discount form—promising that the amount paid for the forms would be adjusted in the booking process, potentially offering a discount on future bookings.

Recently, Bahria Town management announced a merger policy for Bahria Town Peshawar. This policy allows individuals who own land in any Bahria Town project across Rawalpindi, Islamabad, Lahore, or Karachi to adjust their files for the Bahria Town Peshawar they bought .

  • Residential Property Adjustment:

    • Adjustment Value: Rs 150,000
    • Payment Terms: 40% cash and 60% adjustment
  • Commercial Property Adjustment:

    • Adjustment Value: Rs 200,000
    • Payment Terms: 40% cash and 60% adjustment

This policy has been seen as a step by Bahria Town’s management to protect and secure their clients’ investments, providing them with options to consolidate or expand their holdings within the Bahria Town ecosystem.

Uncertain Future of Bahria Town Peshawar Development

While the merger policy has been welcomed by many, some, including Mr. Nasir Gondal, have raised concerns about the long-term prospects of Bahria Town Peshawar.

According to Mr. Gondal, there is skepticism about whether Bahria Town Peshawar will see substantial development anytime soon. He suggests that the management might not be fully committed to the project at this stage, potentially delaying its progress.
