With the announcement of increased land development charges, Blue World City (BWC) has sparked a wave of discontent among its members. The steep development fees have caused many to voice their frustrations, especially in the comments section of Gondal Group of Marketing’s YouTube channel, where members have openly shared their grievances.

Gondal Group of Marketing’s Suggestions
CEO, Mr. Nasir Gondal, recognizes the importance of open communication and has proposed a series of 6 suggestions to address investor anxieties and foster a collaborative environment with BWC management.
Consultation with Stakeholders BWC management should organize consultations with all stakeholders and platinum sales partners to understand the reactions and feedback from investors and members. This will ensure transparency and inclusiveness in the decision-making process.
Development Charges Bracket The development charges should be adjusted to a range of Rs 120,000 to 175,000. Members from 2022-2023 should be charged a maximum of Rs 175,000. For any new blocks or projects announced, the development charges should be disclosed upfrontwhile new projects could have higher charges disclosed upfront at the launch stage. This transparency would empower potential buyers to make informed decisions.
Extended Installment Duration The installment duration for development charges should be extended from 2 years to 4 years. This extended period will provide members with more time and convenience to pay the charges, alleviating financial pressure.
Fair Charges for Undeveloped Blocks Members with on-ground plots in blocks that are not yet developed, such as unpaved streets, should not be charged the full development fees. Charging these members is seen as unfair until the necessary infrastructure is in place.
Merging Development Charges Members with multiple plots should be allowed to merge the development charges for two plots. For instance, if a member owns four plots, they could return two plots to cover the development charges, reducing their overall financial burden.
Obtaining NOC BWC should expedite the process of obtaining the No Objection Certificate (NOC). Securing the NOC will instill trust and confidence in members, assuring them that their investment is safe and legitimate.
Addressing the development charges issue is crucial for maintaining trust and satisfaction among BWC members.
